If you’re thinking about buying a brand-new home or building one from scratch, here are five tips that will make the process simpler and less stressful:

1. Have representation from the start. The representative at a model home is there to represent the builder, not you. Their goal is to get the builder the best deal possible. You need your own agent to help negotiate the best deal possible for you.

2. Know the incentives. Check to see if you can look up what last month’s incentives were and what this month’s are. If it’s an inventory home, you have more negotiating power with incentives.

3. Get an inspection. In fact, you should probably get two—one during the frame stage before the sheetrock goes up and one when it’s finished. This way, you won’t end up moving in and finding unforeseen issues to deal with.

4. Be careful with upgrades. When you visit a design center, think about how long you’re likely going to live in the home before you go crazy with upgrades. It’s possible to overimprove a home.

5. Record every conversation. Whenever you have a conversation with the building superintendent or the sales rep, follow it up with an email thanking them for their time and reminding everyone what was discussed.
